Grafton Permit Planning
The Grafton Common Historic District Commission Review Requirement
The Grafton Common Historic District was established in 1981 and is administered by a seven-member Historic District Commission that reviews exterior changes to the 16 buildings and surrounding parcels within the district boundary. Any exterior change to a structure within that boundary requires commission approval before a building permit can be issued. Interior work, kitchen remodels, bath updates, flooring, and interior painting proceed under the standard building-permit process, but the exterior envelope of a property inside the district carries an additional approval step. Scoping exterior work here without accounting for commission timing is how project schedules slip. We identify whether your address falls inside the district during the estimate walkthrough so nothing is scheduled out of order.
Most of Grafton's Housing Stock Is 40 or More Years Old
With roughly half of Grafton's housing units built before 1980 and nearly 23 percent predating World War II, original kitchens, bathrooms, plaster walls, and older wiring configurations are the norm rather than the exception on almost every project we take on here. Exterior assemblies, siding, trim, and decking are well past their first replacement cycle, and Worcester County's freeze-thaw climate compounds the wear. A crew that has not worked in that era of construction will underestimate the existing conditions. We account for them during every walkthrough before a written estimate is issued.

We manage the permit process on your behalf through Grafton's building department at 30 Providence Road. If your project involves exterior work within the Grafton Common Historic District, we identify that during the estimate walkthrough so the full commission approval sequence is clear before any work is scheduled. Grafton requires a permit for virtually all non-cosmetic residential work, and we handle the filing and coordinate the sequence so nothing moves ahead of required approvals.
